When you buy a home in Longmont or any other town, you need to know exactly what you’re buying. Imagine how frustrated you’d be to find out that the hot water heater wasn’t working—in the middle of a shower! This is why you should have a home inspection before you buy your home. A home inspection is an important part of buying your home. Before you hire a home inspector, ask candidates a few questions to make sure you hire a trustworthy inspector.
- What does your inspection cover? Not all inspections are the same. Ask for copies of previous home inspections so you can see exactly what they will check inside the Longmont home. If you are concerned about something specific, like a leaky faucet in the bathroom, mention that to the inspector so they can check it out.
- Are you licensed or certified? If you live in a state that licenses home inspectors, ask to see their license. At the very least, choose a home inspector who belongs to American Society of Home Inspectors. This shows a level of professionalism and education that you can trust.
- What kind of report will you give me? You should expect a written report detailing what the inspector found. Most inspectors will give you a typed report within a day or two of the inspection. Boulder County commissioners voted this morning to extend the county’s moratorium on new oil and gas development for another 3½ years.
Only new applications for drilling and operating wells will be part of this moratorium, and will carry on through June 30th 2018 once adopted.
According to the Longmont Times Call, several people attended this mornings meeting.
I was in attendance on Monday afternoon and night for the public discussion of this decision. The Commissioners heard an update on the issues from other county employees, including the following:
– Sofar 219 site visits have been conducted locally of which past releases and or staining were noted on 29% of the sites.
– Of the 219, 113 of them were viewed with an optical gas imaging camera and detected leaks in 43% of the sites.
Following the short presentation the public invited to be heard section began. The room was filled with many people from many professions including Real Estate, Environmental Activists, Attorney’s, Doctors, Restaurant Owners and several residents that live near active well sites. At this particular meeting, it was clear that the majority of the speakers were in favor of the moratorium extension, while several cited a full ban would be appropriate.
The commissioners ended the meeting taking all of the comments into consideration for their decision today, in which they sided with the majority in attendance stating that there were still too many unanswered questions about the potential health and safety impacts of oil and gas developments. One test being conducted, and Air Quality Study Report was said to be available sometime in December of this year.
This continues to be a debate in Boulder County as well as many areas in the United States. Several of the issues are private property rights regarding mineral ownership and ability to extract, methods of extraction (which are the largest concern for some), air and water quality questions as well as noise and visual obstructions. One question that I overhead in several conversations was, that while they understand that the owners have the right to extract their minerals, is there another way to do without “fracking”. The opposition to this may reference the study released by CU yesterday citing that the compounds in this fluid are consistent with this in toothpaste, soaps, etc.
This will likely be a long term debate seeing as this is simply a moratorium and is guaranteed to become a discussion issue as that deadline approaches again.
